Buying property in Brazil while living abroad: the step-by-step

Buying property in Brazil while living abroad is entirely possible, and the process is more predictable than most people imagine. What usually goes wrong isn't the purchase — it's the exit.

What needs to be ready beforehand

  • A CPF (Brazilian tax ID), mandatory for any property acquisition, regardless of nationality
  • A public power of attorney with specific powers, apostilled and translated
  • A non-resident account in reais, to receive funds coming from abroad
  • Identification documents and proof of the origin of funds

The point almost nobody addresses

To be able to send the proceeds of a future sale back abroad, the correct registration of incoming funds needs to be right from the very first remittance. Getting it wrong makes buying easy and leaving hard — and people usually find that out years later, at the worst possible time.

Urban property and rural property are different things

For urban property, you don't need to live in the country. For rural property, there are real restrictions on area and percentage per municipality, and the path requires specific analysis before any commitment.

The purchase is the easy part. What requires care is the documentation that guarantees the way back.
